In the case of the Swan project, we developed both urban planning and architecture. The project was formulated as a conceptual variant for creating a municipal detailed spatial plan.

It covers an area of ​​approx. 50,000m2, on which we designed 525 apartments, 25 terraced houses, 3,000m2 of shops and restaurants, 1,450m2 of office space, almost 1,000 parking spaces and 10,000m2 of green and recreational areas.

We wanted to create a place of events with short building squares and mixed use. The buildings are the densest along the main street and create a new center for a wider area. Towards the north, both the population density and the size of the volumes decrease, creating space for medium-density buildings, such as terraced houses.

In order to ensure the phasing of the implementation, at the request of the investor, the entire area was divided into several smaller areas, namely F1, F2, F3 and F4.

To foster a dynamic space experience and a sequence of different ambiences, we designed a different number of objects and their individual variations in each spatial unit.

Area F1 consists of buildings A, B, C and D.

The central building A has a linear shape and follows the line of the main road. It is perforated several times to allow passage into the interior of the area. It is designed as a terrace and consists of parts of different heights. It is complemented by a skyscraper and an office building from the F2 area, which together create a central square.

In the central part of the F1 area, there are villa blocks that differ in size with the end result being buildings B, C and D. At the same time, all typologies appear in different heights and orientations.

Area F3 consists of terraced houses that follow the morphology of the terrain. We have prepared three typologies, units L, M and S, which can be combined as desired.

In area F4, there are two blocks which together create a central courtyard. Communications, service areas and bedrooms are oriented towards the outside of the building, while the living areas, entrances and public program are oriented towards the central courtyard.

The area is almost entirely connected by an underground parking garage in which all parking spaces are located. It is naturally ventilated and designed to allow planting on its roof.
